Most real estate decisions are made once every several years, under time pressure, with incomplete information. My job is to remove as much of that pressure as possible — by having the analysis done early, the trade-offs laid out plainly, and a plan that fits your timeline rather than a standard one.
That applies whether you are pricing a home for market, comparing communities from out of state, or evaluating whether a property makes sense as an investment. The work is the same: understand the goal, understand the market, and be honest about where the two meet.

What areas do you cover in South Florida?
I work primarily across Coral Springs, Parkland, Fort Lauderdale, Pompano Beach and Boca Raton, spanning both Broward and Palm Beach counties. That range covers established suburban communities and coastal markets, which is useful when you are comparing very different lifestyles. If you are looking somewhere just outside those markets, tell me and I will be straight with you about whether I am the right person for it.
What does a Real Estate Advisor actually do differently?
The title reflects how the work is framed. Rather than starting with properties, the work starts with the decision: what you are trying to achieve, what the market will support, and what the trade-offs are. Pricing analysis, community comparison and negotiation strategy come before showings or listing photos. The transaction is the last part, not the first.
Do you work with buyers as well as sellers?
Yes, along with relocating clients and people buying investment property. Each involves different questions. Sellers are usually working out pricing and preparation; buyers are often choosing between communities before choosing a home; relocating clients need to understand insurance, flood zones and HOA structures that may be unfamiliar. The underlying approach is the same.
I am relocating to South Florida. Where should I start?
With the community rather than the property. People moving from out of state are frequently surprised by how much insurance cost, flood zone designation and HOA fees vary between areas that look similar on a map, and by how different a suburban city like Coral Springs feels from a coastal one like Pompano Beach. Get those comparisons clear first and the property search becomes much simpler.
What is the first step if I am considering a move?

If you are buying or relocating, it is narrowing down which communities genuinely fit. Many of these conversations happen a year or more before anyone is ready to act.
