The community

What Is Heron Bay?

Heron Bay is a guard-gated, master-planned community of roughly 3,500 homes that straddles the Parkland and Coral Springs city line, just off the Sawgrass Expressway. It is made up of dozens of neighborhoods, from condos and townhomes to single-family lake and estate homes.

Most of Heron Bay was built from the late 1990s into the 2000s. It was planned around an 18-hole golf course that has since closed, so its identity today rests on its two clubhouses, its lakes and its staffed gates rather than golf.

One master association, the Heron Bay Community Association, oversees the gates and shared amenities, while individual neighborhoods have their own associations. Whether an address sits in Parkland or Coral Springs affects which city provides services, so it is worth confirming early.

Why buyers look here

Three Things That Set Heron Bay Apart

01

Depth of amenities

Two clubhouses, resort-style pools, fitness centers, tennis and pickleball courts, playgrounds and walking paths are shared across the master plan. Few communities nearby offer this much under one association.

02

Range inside one gate

Condos, townhomes, single-family homes and larger estate homes all sit within the same perimeter. Buyers can start at one level and move within the community later.

03

A changing edge

The former golf course is being redeveloped, including Toll Brothers’ new Saltgrass neighborhood. For buyers and sellers, that change is both an opportunity and a variable to price in.

The former course

What Is Happening to the Heron Bay Golf Course?

The 18-hole Heron Bay Golf Course closed in the late 2010s, and its roughly 223 acres are being redeveloped in phases. Plans include new single-family homes, a fitness club and commercial space, with landscape buffering for adjacent homes.

The North Springs Improvement District purchased the course for $32 million, and the City of Parkland later bought 65 acres for commercial and residential use. On part of that land, Toll Brothers has built Saltgrass at Heron Bay, a new neighborhood of 52 single-family homes within the master plan. It opened in June 2026, and model homes are available to tour by appointment at 11773 NW 70th Place.

Near the former clubhouse, a Life Time fitness club is moving through approvals; Coral Springs commissioners approved land-use items for it in June 2026. A memorial is also planned along the Parkland and Coral Springs border.

Redevelopment plans change as they move through both cities. For a specific property, check what is planned on the adjacent land, and the buffering commitments, before you buy.

What to Check Before Buying in Heron Bay

In a community this large, the neighborhood decides most of the details: fees, rules, home age and what sits behind the back fence.

  • Master and neighborhood feesMost homes carry the master association and a neighborhood association. Get both amounts, what each covers and any special assessments in writing.
  • What borders the lotHomes along the former course now face new construction or planned uses. Ask what is planned for the adjacent land and what buffering is required.
  • City and servicesPart of Heron Bay is in Parkland and part in Coral Springs. Confirm which city the address is in for taxes, services and permitting.
  • Roof age and systemsMany homes date from the late 1990s and early 2000s, the age when roofs and HVAC systems commonly need replacement. Both affect insurance.
  • Neighborhood rulesLeasing, pets and exterior changes are set by each neighborhood’s documents. Read them for the specific address.
