Pompano offers coastal living at a genuinely lower entry point than its neighbors, on a stretch of beach that is quieter and less built-up than Fort Lauderdale’s. It is also the most actively redeveloping city on this coast, with substantial public and private investment already committed.

The city has always been a boating town — the Hillsboro Inlet gives quick ocean access, and the canal neighborhoods east of US-1 are built around that. What has changed is the beachfront. The Fishing Village turned six acres beside the pier into a walkable district of dining, retail and a hotel, and a run of branded residential towers has followed.

The trade is that transformation takes time. Construction, detours and changing streetscapes are part of living here now, and the payoff arrives over years rather than months.

The city divides fairly clearly: the beach and A1A corridor for condominium living, the canal neighborhoods east of US-1 for boating and single-family homes, downtown and Old Pompano for redevelopment, and the western neighborhoods for value.

Waterfront & boating

Harbor Village

Waterfront single-family homes east of US-1, roughly a mile from the beach, with a walkable causeway route to the sand. A mix of families and long-term residents, and one of the more consistently sought-after canal pockets.

Hillsboro Shores

An established coastal neighborhood near the Hillsboro Inlet, with deeded beach access for many homes and quick ocean access. Limited inventory keeps it tightly held.

Cypress Harbor

Canal-front homes with dockage, generally at more accessible prices than the neighborhoods nearer the inlet. Worth checking bridge clearance and canal depth for a specific property.

Snug Harbor

Waterfront property with convenient access to east Pompano. Dockage, seawall condition and canal characteristics vary considerably from house to house here.

Terra Mar

An island neighborhood between the Intracoastal and A1A, with a mix of single-family homes and low-rise condominium. Quiet, and close to both the water and the beach.

Pompano Isles & Garden Isles

Canal neighborhoods with boating access and family-sized yards. Among the better value options for buyers who want a dock without beach-corridor pricing.

Beach district

Direct and near-ocean condominium along A1A, from 1970s buildings to the newest branded towers. The range in age, condition and association health is enormous — the building matters more than the view.

Santa Barbara Shores & Estates

Coastal single-family neighborhoods with a settled residential character, close to the beach without being on the A1A high-rise strip.

Avalon Harbor

An eastern neighborhood with a wide price range, spanning modest homes through to substantial waterfront property.

Downtown & redevelopment

Old Pompano

The city’s historic core, near the amphitheatre and aquatics center. This is where redevelopment is most concentrated, which makes it interesting for buyers with a longer horizon — and worth studying zoning and surrounding land use carefully.

Downtown

The focus of the Innovation District plan and the new civic campus. Currently more potential than finished product, and priced accordingly.

Cresthaven & Highlands

Established residential neighborhoods west of the beach corridor, offering considerably more house for the money.

Inland & golf

Palm Aire

Condominium living with larger floor plans, golf and water views, west of the beach area. Monthly fees, reserves, rental rules and assessment history vary considerably by association and building.

Leisureville

An established community offering some of the most accessible pricing in the city. Age restrictions apply in parts, which affects the resale pool.

Cypress Lakes & Golfview Estates

Inland residential neighborhoods with lake and golf frontage, well below beach-corridor pricing.
