About home valuations

How accurate is an automated home value estimate?

Automated estimates are generally reliable for direction and range, and less reliable for a specific number. They work from public records and recent sales, so they perform best on homes that closely resemble their neighbors and least well on properties that have been significantly renovated, sit on an unusual lot, or fall in a segment with few recent comparable sales. Treat the figure as a starting point and the trend line as the more useful signal.

What is a personalized home valuation?

It is a price range prepared after someone has actually seen your home. I walk the property, look at what is currently active and under contract in your community rather than only what has closed, and factor in condition, upgrades and how your home sits within the neighborhood. The instant estimate takes seconds; a personalized valuation takes a few days and is considerably more useful when you are making a real decision. In the industry it is called a comparative market analysis, or CMA.

Why do Zillow, Redfin and this tool all show different numbers?

Each platform uses its own model, its own data sources, and its own update schedule. Differences of several percent between them are normal and do not indicate that any one is wrong. Where they diverge sharply, it usually means the property is unusual in some way the models handle differently — which is generally a sign that a human review would be worth the time.

Will requesting a valuation put me on a call list?

No. If you opt into the monthly update, you will receive that update. If you request a closer look, I will follow up about that request. Beyond that, you will hear from me when you ask to. Plenty of homeowners watch their value for a year or more before there is anything to discuss.

What affects home values most in South Florida?

Alongside the usual factors, buyers here weigh several things heavily: roof age and remaining life, whether windows and doors are impact-rated, flood zone designation and the resulting insurance cost, and HOA structure and fees. Two otherwise comparable homes can price quite differently on these points alone, and they are among the clearest examples of what an automated estimate cannot assess.

I am not planning to sell. Is this still worth doing?

Often more so. Understanding your equity position matters for refinancing, for insurance coverage decisions, for estate and tax planning, and for evaluating whether to hold or reposition an investment property. Knowing the number well ahead of time is what makes the eventual decision unhurried.
