The short version
Who is Tina Cappiello?
I am a South Florida native and a Real Estate Advisor with Compass, working with sellers, buyers, relocating clients and investors across Coral Springs, Parkland, Fort Lauderdale, Pompano Beach and Boca Raton. My background is in sales and marketing dating to 2007, and I have worked in residential real estate since 2018.
That marketing background shapes how I approach a property. Before thinking about price, I am thinking about what makes this home distinctive, who is most likely to want it, and how to reach them. Most homes are marketed as a list of specifications. The ones that sell well are marketed as something a specific buyer has been looking for.
The same applies in reverse for buyers. Anyone can send listings. What is actually worth paying for is someone telling you when a property is priced above what the market supports, when an inspection finding is worth walking away from, or when a community’s costs will not work with your budget — including when that means you do not buy the house.
I work with every client directly, from the first conversation through closing. One person, no handoffs. It keeps things simpler and it means nothing gets lost between people.

Straight answers
Including the unwelcome ones. If a property is overpriced, if a community will not support what you want to do, or if the timing is wrong, I would rather say so early than manage around it later.
The detail work
Insurance quotes, association documents, permit history, flood zones, CDD assessments. Unglamorous, and it is where most South Florida deals are won or lost.

What areas do you cover?
Coral Springs, Parkland, Fort Lauderdale, Pompano Beach and Boca Raton are the markets I know most closely, spanning Broward and Palm Beach counties. I work more widely across both counties, but those five are where I can explain why two similar homes a mile apart sell for different numbers. If you are looking somewhere I do not know that well, I will tell you rather than guess.
What does “Real Estate Advisor” mean?
It reflects how the work is framed. Rather than starting with properties, it starts with the decision — what you are trying to achieve, what the market supports, and what the trade-offs are. Pricing analysis, community comparison and negotiation strategy come before showings or listing photos. The transaction is the last part, not the first.
Do you work with buyers and sellers, or specialize?
Both, along with relocating clients and investors. Each involves different questions — sellers are usually working out pricing and preparation, buyers are often choosing between communities before choosing a home, and relocating clients need to understand insurance, flood zones and association structures that may be unfamiliar. The underlying approach is the same.
What are your credentials?
I hold a Florida real estate broker license, number BK3415275, and I am a REALTOR®, a member of the National Association of REALTORS. I am affiliated with Compass Florida, LLC, and I serve clients across Broward and Palm Beach counties.
How long have you been doing this?
My background is in sales and marketing dating to 2007, and I have worked in residential real estate since 2018. The marketing side is not incidental — it shapes how I position a property and how I evaluate one on a client’s behalf.
What is the first step if I want to work with you?
A conversation, with no cost and no expectation attached. If you are selling, the useful starting point is understanding what your home is worth and what is worth doing before it goes to market. If you are buying or relocating, it is narrowing down which communities genuinely fit. Many of these conversations happen a year or more before anyone is ready to act.
